Services

Real estate and rental properties.

From a single viewing to a portfolio retainer — listings support, tenant placement, and stewardship on one desk. No empty catalogue.

The floor

List, lease, and keep the door quiet.

Three primary lines — the same pattern as sister companies under JD Legacy, written for property. Request a quote on any of them.

  • White contemporary house photographed for a featured listing.01 · List

    Residential & commercial listings

A listing is a promise that the unit can be shown. We write copy that matches the floor, shoot a clean photo set, and run a featured window that expires — so inquirers are not driving to a door that was taken last month.

    • Photo set and listing copy that match what can actually be shown
    • 30-day featured window with inquiry routing to our desk
    • Weekly owner note: who asked, who viewed, what is next
    • Honest hold advice when the unit is not ready for market
    Request quote
  • Furnished rental living room ready for a tenant walk-through.02 · Lease

    Rental placement & tenant seating

Placement is a sequence, not a scramble. We screen first, show second, and seat last — so keys change hands once. Owners get a candidate they can stand behind; tenants get a date they can plan around.

    • Qualified inquiry routing — documents before a drive
    • Coordinated viewings with access notes and a recap
    • Lease draft, inventory, and a handover checklist
    • Follow-through into the first rent cycle if you retain us

  • Residential building under monthly stewardship.03 · Steward

    Property management

Stewardship is a calendar. Rent is collected on a rhythm. Repairs enter a queue with a vendor, not a group chat. Renewals sit ninety days out. Owners receive a statement, not a novel — one desk, one cadence, doors that stay quiet.

    • Rent collection, reminders, and a monthly owner statement
    • Repair intake and vendor dispatch with a written close
    • Lease calendar, renewals, and inventory that stay on the unit
    • Starter (one door) or portfolio (three or more) retainers

Supporting lines

Viewings, screening, paper, and advice.

The work around the three primaries — numbered the way JDI lays out a module list, written for the property floor.

  1. Open-plan interior staged for a confirmed viewing window.
    04 · Floor

    Viewing coordination

We confirm a window, handle access, and send a short recap: what was shown, what was asked, and the next step. Prefer a weekday morning if you can — the floor is quieter and keys turn faster.

  2. Application documents reviewed before keys change hands.
    05 · Gate

    Tenant screening

Screening happens before anyone has the keys in their head. We review income, IDs, and references, and we will tell you what is missing before anyone drives. A thin pack does not become a loud tenancy.

  3. Lease pack prepared at the desk — paper attached to the unit.
    06 · Paper

    Lease administration

Paper is part of the door. We draft the lease, walk the inventory, and file the signed pack with the unit. Renewals get a term and rate review so the next occupancy starts as clean as the first.

  4. House keys on a listing file — the last step after paper is clean.
    07 · Keys

    Inventory & handover

Handover is where tenancies go quiet or go loud. We walk the unit, record meters and keys, and leave a punch list the owner and tenant can both read. The next occupant does not inherit an argument.

  5. City towers at dusk — hold-or-list conversations for owners.
    08 · Hold

    Investment property advisory

Not every property should go to market this quarter. We look at vacancy, repair load, and what the unit actually earns before we write a listing. Sometimes the right move is a better tenant and a quieter year.

Next step

Tell us the unit. We will map the path.

A short note about the property, the tenant, or the owner goal is enough to begin — PROPERTIES THAT PERFORM starts with a door we can actually stand in.
